For Sale by Owner - Little Known Selling Tips
So, just because you’ve read all the For Sale By Owner books in your local library, you think you know everything about selling your house. Well, not everything can be learned through books, you know. There are some home selling tips that are not written in any self-help manual but could prove to be invaluable in your home selling task.
You already know that first impressions last, thus you’ve spruced up your garden and applied a fresh coat of paint on the exteriors. You’ve also de-personalized the rooms and have created a fresh and vibrant interior setting that is truly inviting. You are aware of the importance of setting a realistic the selling price within the prevailing market value, and have pegged the price at such. What other home selling tips should you know of?
For starters, it would help if you included other freestanding items, equipment or appliances such as curtains (and curtain rods), range hoods, stovetops, ovens in the sale of your home. List the major ones down and keep a few out of the listing. You can offer these other items as “sweeteners” which could be used as a bargaining chip during negotiations, or as a “thank you for purchasing our house” gift to the new owners.
Being flexible in your accepted payment terms would also matter. This does not mean you will allow them to pay you in 36 monthly instalments spread out over the next 50 years. It just means that you should be willing to accept checks from other reputable financing institutions (not just established banks).
Maintaining the beauty and appearance of your property, even if there are no scheduled “open house” events is a must. Who knows, a potential buyer may just happen to drive by and immediately fall in love with your home.
Finally, one last lesser-known sales trick is to offer potential buyers immediate possession of the house. Sometimes, buyers are turned off by having to wait a few months before they can move in.
If you can think of other incentives which would make your home look more attractive to potential buyers, by all means, apply these. Make sure, however, that these are not in conflict with existing state or federal laws.
