Put People at Ease when you are showing a Home for Sale Yourself

The decision to sell your home on your own is one that more and more people are taking on. They love the idea of being in control of the process from start to finish. They also enjoy not having to pay commissions to real estate agents that work to help them sell it. Those that have sold homes before already know what the process is, they don’t need someone to help them do it.

When you do sell your home on your own, you have to do all you can to put people at ease when they walk into it. With a real estate agent they may feel more comfortable opening up closets, turning on faucets, and commenting on various things as they go through the home. Yet they may feel more self conscious doing so with you there with them as the owner of the home.

It can be scary to give someone free reign to walk around your home unsupervised. In fact, it isn’t recommended that you do so. While most people will be trustworthy and want to look at your home for the purpose of maybe buying it, there are individuals out there that will use this as an opportunity to take items. Therefore you always want to stay in the same room as those that are exploring your home.

However, you need to tell them that you don’t mind if they look at things in depth. All them to set the pace for when you will move on to the next room in the home to show them. Open closet doors as you walk into rooms with them. Point out great things that they may not know.

For example if you have just installed new tiles let them know about it. If you have just put in a new hot water heater they should have that information too. The more you can share with them that indicates your home is in great condition the more interested in it they will become.

Of course you don’t want to sound like a pushy used car salesman as they walk around your home. Greet people that come to your home warmly so that they feel comfortable. Don’t be surprised if they come with someone so that they aren’t alone as they walk through it. This is a comfort for them and you need to be respectful of that.

Don’t be distracted when you are showing people your home. Avoid the urge to answer the phone or to do other things while they are there. They should feel very welcomed in your home. They shouldn’t feel rushed either because the more time that they spend in your home the more they will find it to be to their liking.

Engage in small talk with people that come to see your home. That way the tension about being in a new environment quickly fades. Ask them if they have children, where they work, and other things. You can even talk about the weather if you don’t have anything else you can open a conversation with.

Make sure you ask them if they have questions for you as well. They may have some but not feel comfortable to ask them just yet. When you let them know you are willing to answer anything that they need, they will step up and ask what is on their mind. The more comfortable that they feel, then more they will be encouraged to continue looking around and exploring what your home can offer them.
