In this article I will look at how the market has changed the way that many property websites conduct their business. I have based my experiences on working with estate agents in Eastbourne to bring some examples of the changes that have occurred within the property sector, due to the difficulties we have all suffered during 2008.

It may come as some surprise to people to find out that for an estate agency to advertise on one of the property websites, that they need to pay per branch, and not just a single free per firm.  How this impacts on both estate agency business and also Rightmove, is that the cost for estate agents to advertise on his property websites can be cut if an estate agency decides to close one of its branches.

What this means to buyers and sellers of homes is that the property will still be advertised on the website. What matters to them is not where the feed to his portals initiates. This of course has had a knock-on effect to the amount of revenue that the property websites can generate.

In order for these property porters to generate an extra income we can see that they have changed the way in which they approach their business.  Looking at estate agents in Eastbourne we can see that a number of new estate agents and some of the more reserved order firms, have started to embrace some of these new services.  One such service that you may have spotted while surfing the web is called a premium display.

The idea behind the premium display is to highlight the property is that are available on the market within a coloured box that depicts not just a single photo but now up to five shots of a particular property.  This should attract an increasing number of hits to this home. With the idea that the premium display box will enhance the number of people clicking on and finding out more information about the property.

There is a cost to both the estate agent and therefore usually the homeowner.  Due to the fact that to ensure that these premium display boxes stay for just the highlighted homes.  It would be nonsense if every property suddenly decided to take on a premium display.  Looking at estate agents in Eastbourne we can see that some firms have understood this profile box far greater and the quicker than others.  They are also using this premium display as a way to highlight their estate agencies and business.
