Why Do You Need an Estate Agent?

Why do you need an Estate Agent? In this article I want to address many of the issues around the question of why you may or may not need an Estate Agent and also how living in a village may impact on this decision making process? For the purpose of this article I have chosen a village in East Sussex called Herstmonceux. It is close to a small market town called Hailsham and the better known seaside town of Eastbourne. So Estate Agent in Herstmonceux, would you need one?

The question around selling your house privately or choosing a more established agent is one that has become more and more at the fore front of sellers across the country. If you are living in a small village like Herstmonceux how can an established firm help you?

With the new internet based estate agencies offering you an up front fee, what do you get? Once we have answered this question we can then go on to look at what you would expect to get from an existing firm, and then compare.

Let me role play the experience for you. I have seen a firm advertising on the internet and think that this looks ok. I either call, phone or write to them. I then wait, and wait and wait, whishing all the time I could just pop into their office and get this thing going. Never mind my wife said just be patient. So I am, in truth she is right but I cant help thinking a local firm would be easier at this point. An Estate Agent in Herstmonceux.

The pack arrives; I open it to be confronted with an invoice for five hundred pounds and a sheet of paper guiding me through all I have to do. Measure each room. Ok I can do that, but what about the alcove? Can I measure into that whole? The wardrobes are built in, can I measure to them or past them? I look out of the window and wonder if I can call that Estate Agent in Herstmonceux and just ask. Too cheeky even for me. I gamble.

Next the photographs, ok this is simple enough, but from what angle? I clear the room and shoot. It is then I realise that my cheap digital camera is not really up to the job. I need a better lens and this is even before I have tried to launch the pictures onto the web, but eventually I am done.

Now the text, what do they say? Can I say the room is big as it looks big to me? Is there a set size for a double bedroom over a single? Do I measure from the radiator, skirting board or wall? I know it is only a matter of inches but I have heard of this thing call the property misdescriptions act. Ok I will give it a go but again I cant help feeling I should have called this Estate Agent in Herstmonceux. I never should have sent that cheque off.
